Lussier Dale Parizeau's Condominium Insurance offers comprehensive coverage for all types of owners. Let the brokers of Lussier Dale Parizeau show you the extent of coverage available.
When it comes to insuring your condo, one must make the difference between the insurance of the building, which is covered by the condominium association, and the insurance for the contents of your unit, that you should purchase individually as a condo owner.
As a condo owner, you need insurance for your personal property, your civil liability, but also your liability for the common portions of your condo in case of failure of the condominium association insurance, and finally for improvements made to your unit: this is the Condominium Insurance.
It will also be up to you to assess the replacement value of your property: your furniture, appliances, movie and music collections, clothes, jewels, etc.
To sum things up, Condominium Insurance covers everything within the walls of your unit. If you replace your sink, install new cabinets or change tiles, these improvements are also covered by your insurance policy. Home improvements made by the previous condo owners should also be taken into account. You just have to make sure that the limit of insurance is sufficient to rebuild these home improvements in the event of a claim.
With our Civil Liability, you are covered if a guest is injured in your home or if your barbecue catches fire and damages your neighbour’s condo.

Building Insurance (Co-Ownership/Community)
When buying a condo, you become the sole owner of your unit. The building and the common areas (i.e. the entrance hall, the staircase or the lift) belong to all co-owners.
The building is managed by the condominium association, which includes administrators in charge of the maintenance of the building. As a co-owner, you will take part of the building management and vote the annual budget of the condominium association, to which you contribute each month with your condo fees.
The Building Insurance has to be purchased by the condominium association.
